Site visit & assessment

We walk the property with you or your facilities lead. Every piece, every surface, photographed and logged. No charge, no obligation.

Written scope & schedule

A detailed proposal including volume discount, phasing plan, expected disruption, crew size, and completion dates. Reviewed with you before anything is signed.

Pilot piece or sector

For new clients, we start with one piece or one small area — a boardroom table, a section of floor — so you can see the standard before committing to the full scope.

Phased execution

Work proceeds in the agreed order, at the agreed hours. A single point of contact is assigned to your account, and you receive a written update at the end of every phase.

We walk the property with you at completion. Any punch-list items are recorded and addressed within 10 business days. Guarantee certificate issued for the full commission.

Common contract questions.

Can you work while our business is open?

Yes, for many kinds of work — in-place floor restoration, on-site refinishing, and any task that does not involve moving large pieces. Dust is controlled with HEPA extraction, and we cordon off the work area. For anything that requires moving furniture, we schedule overnight or weekend windows.

Do you offer emergency response for commercial property?

Yes, 24 hours a day. Call (650) 967-5761 and you will reach a craftsman, not an answering service. For active water or fire damage we triage on the phone and dispatch within 24 hours.

How do you handle multi-site portfolios?

We assign a single account lead who coordinates every site. Finish specifications are standardised and photographed, so a table refinished in Palo Alto matches one refinished in Marin six months later. Billing is consolidated into a single monthly invoice.

What insurance and licensing do you carry for commercial work?

General liability up to $5M, professional liability, workers' compensation, and commercial auto. We provide certificates of insurance on request, and can name your organisation as an additional insured for the duration of a project.

Can you coordinate with our existing contractors or vendors?

Yes. We regularly work alongside general contractors, flooring installers, millworkers, and furniture vendors. If you have an existing team, we slot into their schedule and follow their site rules.

Do you charge for the initial site visit?

No, site visits within the Bay Area are free for commercial enquiries. Beyond 40 miles of Mountain View, we charge a travel fee which is credited back if the commission proceeds.

How does billing work for commercial projects?

Standard terms: 30% deposit on signing, 40% at mid-project, 30% on final sign-off. For maintenance contracts, we invoice quarterly. We accept ACH, checks, and cards — ACH is preferred for amounts over $10,000.

What is the longest commercial project you have handled?

A 14-week institutional commission involving 240 pieces of furniture, 4,000 square feet of parquet, and phased work across three buildings. We do not have a project size limit — only a capacity limit, and we would rather turn work down than deliver late.
